DEPOSIT is 50% of the gross rental rate, payable by credit card. Balance due, including taxes, any handling fees and security deposit must be received by AGS sixty (60) days prior to arrival (90 days for holiday periods). For reservations made less than 60 (or 90 days for holidays) days from check in, all funds or TOTAL, as shown are immediately due. The balance on your invoice will be automatically charged to your credit card on the due date.
TAXES currently required by the Town of Alta and Salt Lake City for Lodging amount to 13.67% on the rental rate. Taxes are subject to change.
CANCELLATIONS Refunds on cancellations are refundable less a 10% cancellation fee for cancellations received 90 days or more prior to arrival. For non-holiday periods, cancellations made 89-61 days prior forfeit deposit. Cancellations made 60 days or less prior to arrival (90 days for holiday periods) are completely non-refundable. (The Black Bear Chalet cancellation policy is 90+ days prior to arrival, deposit is refundable less 10%. Within 90 days of arrival, reservation is non-refundable.)
PLEASE NOTE – no refunds are given for late check in or early check outs for ANY REASON. Little Cottonwood Canyon, where this property is located, receives a significant amount of snow fall and local roads can be closed to travel due to high avalanche danger. Due to this, it is STRONGLY recommended that Travel Insurance be purchased. Travel Insurance is available through a number of resources or you can call us for information. We reserve the right to cancel any reservation made under false pretense or exceeding the maximum number of guests per unit. Termination by AGS may occur, at the Owner's sole discretion, in the event the Tenant or any member of his/her party violates any of the terms of this agreement. If the lease is terminated, AGS may enter the premises and remove Tenant, the members of his party and their belongings, and there will be no refund of the unused portions.
ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY Violation is grounds for immediate termination. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this agreement. Violation of any of these terms shall be grounds for termination of this agreement. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that disturbs or offends the neighbors shall be deemed grounds for termination. We wish you to have an enjoyable vacation, but you must respect the rights of our neighbors.
VACATION RENTAL DAMAGE PROTECTION As a part of your stay, you need to purchase a $39 Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Alta Chalets any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Alta Chalets directly if you do not wish to participate in this assignment. If you do not wish to purchase the Vacation Rental Damage Protection, a damage deposit of $3,000 will be charged through with your final payment. Assuming no damage to property, your security deposit will be refunded no more than 30 days after departure.
CHECK IN / CHECK OUT. Check in will be after 4:00 PM on the arrival date. Check out on the date of departure is by 10:00 AM. We will accommodate early check-ins and late check outs whenever possible however these must be pre-approved by our office in advance of the date. Alta Chalets does not offer storage facilities for luggage or gear. Please book your flights accordingly. Late check-outs without advance authorization are subject to up to a one nights lodging fee.
LOST KEYS There is a $25 fee for any lost key that needs to be replaced. Keys must be left on the kitchen counter upon departure.
GROUP SIZE/MAXIMUM NUMBER OF PEOPLE IN UNIT/CHALET Your invoice and the unit or chalet has been determined based on the number of people in your group. All of our properties strictly enforce the maximum occupancy per unit; exceeding this number is grounds for possible eviction with no refund of monies paid. You are required to contact our office should there be any change in the number of people in your group. The owners and staff of Alta Chalets are delighted to accommodate groups attending summer weddings in the Alta/Snowbird area. However, kindly be advised that all parties or gatherings at the Chalet must be cleared in advance by concierge.
4x4 VEHICLE AND PARKING Four Wheel Drive is Strongly Recommended. Many Alta Chalets properties cannot be accessed without 4WD/AWD Vehicles. Little Cottonwood Canyon Road can be restricted to 4WD/AWD frequently. Snow Tires or chains are required by law from November 1 through May 1. There is a parking for one (1) vehicle per unit at The View, Superior Point, Powder Ridge, Creekside Chalet, the Cabin, the Travis House and the Manley Cabin and parking for two (2) vehicles per home at Wildcat Chalet, and the Black Bear Chalet. There is parking for three (3) vehicles at the Chalet Day Johns and the Fort House. The garage at the Wildcat Chalet and the Fort House are not for guest use. Parking spaces at The View Condominiums are 8'x15' – vehicles must fit in parking space (no“Premium” or “Fullsize” SUVs rental vehicles please at The View). Oversize vehicles, RVs and trailers are not permitted at any Alta Chalets property.
PARKING ADDENDUM Parking for the Manley Cabin, Travis House, The Cabin and the Creekside Chalet is in a common parking area with designated spots for each home. Homes are accessed via a snow packed path.
PETS are absolutely not permitted in the property. Additionally, unregistered pets are not allowed in Little Cottonwood Canyon as the Canyon provides drinking water for Salt Lake City.
MEAL/CHEF SERVICE If purchased, full meal service includes breakfast, dinner and après ski. Juices at breakfast and coffee/tea service is included, all other beverages and snacks are charged to client. Alta Chalets will stock house with requested items however the client is responsible for the costs of these items; these must be paid for prior to departure via cash of check. There is a base rate for chef/meal service that covers up to 8 people and a per-person charge for each person above eight. Other types of meal service may be available and will be indicated on contract. Meal service at the Wildcat Chalet is optional at certain times and must be arranged at time of booking. One hour of daily maid service per day is provided when full meal service is purchased.
NO SMOKING AND CARE OF PROPERTY No smoking is allowed in or around the premises. CARE OF PROPERTY: Tenant acknowledges that unless Alta Chalets is notified on day of check-in of any damage or cleaning concerns, then thereafter, any damages to the property or concerns during the occupancy will be the Tenant responsibility and must be reported to Alta Chalets and paid for prior to departure.
OUTCLEANING CHARGES Departure cleaning is included on all reservations. Tenants are required to leave the unit reasonably clean and tidy at departure with clean dishes put away and dirty dishes in the dishwasher. Any extraordinary cleaning or laundry resulting from a guest visit will be charged to the credit card authorized at a rate of $37.00 per hour plus tax. Tenant agrees to keep the premises in a clean and sanitary condition, to exercise care regarding all furnishings and to make no improvements or alterations.
DAILY MAID SERVICE/MID STAY CLEANS Daily maid service, linen changes and mid stay cleans can be added to your reservation and are available at any Alta Chalets managed property. Cleaning is charged at a rate of $37 per hour plus tax. Linen charges vary. Please contact our office at least 2 weeks in advance of your reservation if you would like any of these services.
CARETAKERS Many properties have resident caretakers/managers. Alta receives over 500 inches of snow per year, and due to this unique environment, caretakers are an integral part of the town of Alta. The jobs of the caretakers are as follows: Shovel snow to allow for access in and out of the house; home maintenance, work with snow removal to insure that driveways are plowed; act as a liaison with Town of Alta when there are road restrictions. In addition, our caretakers have a number of other responsibilities: guest check in and out, home orientation including how to use hot tubs, WIFI, satellite TV etc. They are also available if you have any local area questions. The caretakers have a separate residence in the property which has its own kitchen and bathroom and are very respectful of your privacy.
CARE OF PROPERTY Tenant acknowledges that unless AGS is notified on day of check-in of any damage or cleaning concerns, then thereafter, any damages to the property or concerns during the occupancy will be Tenant's responsibility and must be reported to AGS and paid for prior to departure.

APPLIANCE MALFUNCTIONS Service requests for the heater, televisions, appliances, etc. will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to the highest standards.
LOCKED AREAS for which Tenant is not provided a key, such as owner's personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.
IN THE EVENT that AGS is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain or act of nature, or situations beyond our control, Tenant hereby agrees that AGS's sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant. Pursuant to the terms of this agreement, Tenant expressly acknowledges that in no event shall AGS be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of said un-deliverability.
LIABILITY All rental units are privately owned and are managed by Alta Chalets at contracted rental rates. Guests agree to hold Alta Chalets and individual owners free and clear of any damage or injury to self or property resulting from accident, injury or loss due to rain, snow, flood, negligence, fire, theft or other reason.
